PropertyBhadra helps ordinary people — home buyers, NRI buyers and investors — get the property documents and verification reports they need before buying a plot, flat or house, without standing in government office queues.

We focus first on Telangana / Hyderabad: Encumbrance Certificates, certified sale deeds, Pattadar / ROR, GHMC tax, HMDA LP, NALA, TG-RERA, OC, FTL / HYDRAA checks, survey maps, and lawyer-backed title opinions.

AI + human expertise

Beyond collecting papers, we use AI technology to evaluate documents and provide a Property Score (0–100). The score reflects completeness, consistency and risk signals so you can buy with more confidence. For high-value deals, you can add a Telangana property lawyer’s written opinion.

Document conversions

Many deeds are in Telugu or only available as faded photocopies. Our conversion service digitises, OCRs and optionally summarises documents in clear English — especially useful for NRIs.
