Nature of service

PropertyBhadra is a private document facilitation service. We are not a government website or affiliated with any government department. We facilitate obtaining, digitising, converting and reviewing property-related documents and provide AI-assisted scoring as a decision-support tool.

No guarantee of title

Documents and scores do not guarantee marketable title or investment outcomes. Lawyer opinions are professional views based on material provided; courts and authorities have final say on disputes.

Fees & refunds

Service fees are shown at checkout. Government / certified-copy fees may apply at actuals. Refunds for work already commenced are at our discretion as communicated at order time.

Customer duties

You must provide accurate property details and only upload documents you are authorised to share.

Limitation of liability

To the extent permitted by law, our liability is limited to fees paid for the specific order giving rise to the claim.
